Building a New HomeStep 1. Define your budget. If you are obtaining bank financing then you need to get an idea from your bank how much you can get approved for so that you can be productive when defining lot size & area. If you have cash, then set a preliminary budget so that you can can look at lots and build a budget that fits your budget.
Step 2. Pick a Lot. If you already own a lot then great you are ready for step 3. If not then call Bo Pennington or Justin Pennington owner of Pennington Bros and he will give you lot options available in the area that you are interested. Step 3. Preliminary design and Contract. This will include floor plan, exterior and a full scope of work including finishes such as cabinets, appliances and all other items that need to be defined. Once you and Pennington Bros agree on the design versus budget we will formalize this agreement by detailing the budget and scope in a contract that we will both sign. Step 4. Finance Final Approval . Once Pennington Bros has designed a plan you are pleased with and a budget that fits you will then need to firm up financing. Simply go back to your bank with the set of plans and the lot address to have your bank appraise the home and underwrite your home for final approval. Once you have final approval for your lot purchase and loan it is time to start building..... Step 5. Start building. At this point we have already agreed on price, terms and scope. All you have to think about from this point is what paint colors, granite color, lighting, plumbing fixtures and flooring. Pennington Bros will obtain performance draws from the bank so you need not to worry about when, what and why to pay Pennington Bros for progress of building your home. The bank and city building department both have inspectors who provide checks and balances for you as a home owner. Step 6. Punch Out Walk Through and Issue Warranty. Once Pennington Bros is 100% complete you will do a final walk through to reconcile any defective items. Once you are happy and satisfied with newly built home, Pennington Bros will issue you a HOME WARRANTY and hand you the keys to your new home. AVERAGE TIMELINE FOR COMPLETION
NOTE: If you cannot get approved for a loan for building your home, Pennington Bros may be willing to purchase lot and sell you the home once complete. |

NOTE: In the event that your project is a full home renovation, Pennington Bros requires that you set up temporary housing for yourself for the duration of the project. For large scale renovations it is not cost prohibitive to phase out renovation due to mobilization costs. |
